How to Choose a Building and Pest Inspector on the Sunshine Coast
By Carson Smith, owner and inspector at Accredited Building & Pest Inspections
When you are buying a property on the Sunshine Coast, choosing a building and pest inspector can feel like another task on an already crowded list.
You might compare prices, check Google reviews and ask your agent for a recommendation. Those are useful starting points. But before you book, there is one question worth asking:
What information will this inspection give me to help make my decision?
The value is in the inspection, the report and your understanding of the findings.
Know who will inspect the property
Ask who will attend and what qualifications they hold.
For a combined building and timber pest inspection, check the credentials relevant to both parts of the service. Building experience and timber pest inspection knowledge contribute different things to an assessment.
It is also worth asking whether you can speak directly with the inspector afterwards. A report may identify several issues, and a conversation can help you understand their significance and the recommended next steps.
At Accredited Building & Pest Inspections, I personally carry out the inspections and discuss the findings with clients.
Ask to see a sample report
A sample report gives you a practical way to assess what you are paying for.
Look for clear photographs, specific locations and explanations you can understand. Where an issue is identified, the report should explain the concern and recommend an appropriate next step.
For example, “moisture issue noted” leaves a buyer with unanswered questions. Where was it found? What observations support the finding? Does it need further investigation, and who should investigate it?
The number of pages alone tells you very little. Useful detail matters more than repeated general information.
Understand what could not be inspected
A pre-purchase inspection is a visual assessment with limitations. Furniture, stored belongings, wall linings and restricted access can prevent parts of a property from being assessed.
Read the access limitations carefully, especially where they affect areas associated with a reported concern.
An inaccessible area should not be mistaken for an area that has been checked and found free of defects. Ask the inspector what the restriction means for that particular property and whether any further inspection is recommended.
Look for practical knowledge of local property conditions
Sunshine Coast properties vary considerably. A coastal home, an elevated timber dwelling and a newer slab-on-ground house each present different inspection considerations.
Depending on the property, relevant observations may include corrosion, drainage, moisture indicators, timber deterioration and conditions conducive to termite activity.
Useful reporting connects the observation to the property. It explains what was found, why it matters and what action is recommended.
Ask how inspection equipment is used
Moisture meters and thermal cameras can help an inspector assess particular concerns. However, equipment readings need to be interpreted alongside the building materials, conditions and other observations.
Thermal imaging does not provide a complete view inside walls. A moisture reading alone does not establish the cause of a problem.
Ask how the inspector uses these tools and how their findings are explained in the report.
Compare the scope before comparing the price
Before accepting a quote, check:
- Whether both building and timber pest inspections are included.
- What areas and structures are covered.
- When you will receive the report.
- Whether you can discuss the findings with the inspector.
- Whether any additional charges apply.
A cheaper quote may suit your needs, but compare what is actually being provided.
Choose information you can act on
A useful inspection helps you understand the property’s visible condition, the significance of identified concerns and any recommended further steps.
Reviews can help you build a shortlist. Qualifications, a sample report and a direct conversation help you assess whether an inspector is right for your purchase.
